Property number two also has a large number of jobs, most of which are not difficult but will take time. Highest priority is tothe ant capping on the house stumps and fixing the roof to stop leaks. Photos from the property can be found below or click here.
|Job Description||Assessor Notes|
|Plumbing pipe entering and exiting the external septic tank required replacing.||Materials are available at the property.
|There are power points needed to replace the need for power packs.||2 x pin power points and wiring|
|Also there are sensor lights which are broken.||They have new ones to be fitted. Just requires the electrician to replace.
|The stumps need to be levelled and stump caps put on – we have bad whiteant problems in this area, although the fact they stumped on cypress is in their favour. The posts look sturdy and have been put in quite deep. – about 3′ in the ground and about the same above ground.||They will buy stump caps and whatever else is needed.
Ant caps x 10
|The roof leaks and the guttering needs to be levelled so the water can be caught in the tanks as it often runs away. There is also flashing missing – I believe they have bought the pieces they need.||Capping requires replacing and guttering requires lifting/alignment.|
|In the existing extension there is a large glass sliding door which does not work properly – apparently has concrete in the tracks and it was put in the wrong place as I understand it. They would like to remove it and Close that section of wall, and then put a similar door in the place of the windows on the adjacent wall||May require tracks to be cleaned out. If this does not work then an assessment on a new door may be feasible.|
|They have a garden shed kit but need to have a slab made (the metals rust away very quickly in the sodic soils, hence would not make sense to put it flat on the ground). The shed itself would not be a big job.||Reuires labourers or shed fixer to erect the shed. Concrete slab will be established prior to erection.|
|They did not ask for this but I understand they have a Nuffield Tractor which needs a diaphragm in the vacuum injector pump. I really mentioned this because I believe John and Vikki Knight also have a Nuffield tractor which needs work. I will need to clarify the model etc. Joe tells me the injector pump is likely to be very expensive and that would likely need to be done in a special machine ??? I could not really follow what he meant but something that operates like a humidicrib where the hands are put in through “gloves”at the sides and the job is seen through a magnifying glass. Again maybe a specialist job.||If skills available|
